Generally in residential construction mechanical and plumbing plans are not required. However, if your local building department requires mechanical and plumbing plans, you will need to hire a local consultant to design them.
Building in an area with unique specifications such as high wind/snow loads, coastal areas, earthquake zones, substandard load bearing soil conditions, or extreme grades; your local authorities may require an engineer to review and seal the plans. You will need to hire a licensed structural engineer to review and seal all structural drawings.
Yes. All illustrations and plans contained in this publication are the exclusive property of High Tide Design Group. Reproduction in whole or in part is strictly prohibited by law. One dwelling may be constructed from the construction set purchased. Plans may not be resold or copied. Strict penalties will be enforced for violators of copyright laws.
Copies can be made as needed for building one instance of the purchased house plan.
To protect the privacy of our buyers, we cannot provide you with the addresses of plans that have been built.
Dimensioned floor plans, door and window schedules, exterior elevations, roof plan, typical wall sections, typical porch sections, electrical layout plans. A construction set does not include foundation plans, framing plans, or structural details. Wall sections will reflect architectural components only. Detailed specifications of structural components, flashing, fixtures, insulation, and moisture control systems are not included. The purchaser or builder is responsible for hiring a Structural Engineer to design and certify all structural components.
AutoCAD files of any purchased plan are available for an additional fee. All AutoCAD files are in AutoCAD 2004LT format. High Tide Design Group is not responsible for compatibility with older versions of AutoCAD or other drafting software.

Prices vary based on plans and location. Structural modifications may be required based on local site conditions and building codes.
*Most governing municipalities now require Manual J calculations (heating & air) and REScheck calculations (building envelope). Your builder or subcontractors are responsible for providing this information.
Yes. Upon request, a letter will be made available permitting design professionals to make changes to the plans for building one instance of the home purchased from High Tide Design Group. Additionally, High Tide Design Group is available to assist you in making any changes or modifications. Changes are made on an hourly basis and fees will be assessed after a brief phone consultation.
The cost to modify or customize a home plan or a garage plan varies depending on the plan and the types of changes required. Please contact us for an exact quote to modify or create custom plans.
Modifications can take as long as several weeks or as little as 2 – 3 days. The time required to make the modification depends on the complexity of changes you require, as well as the volume of work in our office.
We accept credit card payments through PayPal. Once you complete an order form, if you choose to pay by credit card, we will send you an invoice through PayPal. Please note that you will need to set up an account with PayPal if you do not already have one. Other accepted means of payment are certified check or money order. There will be a 3% fee when paying with credit card.
